Community Administration

Budgets that balance, fees that get collected, minutes people understand — even from two thousand kilometres away. Community administration for how this island actually lives.

Community administrators in Fuerteventura — communities of owners

The practice

A well-run community is quiet

We administer communities of owners end to end: the yearly budget and the accounts behind it, fees collected — and chased, courteously but persistently, when they stop arriving — maintenance and suppliers coordinated, meetings organised properly and minuted so decisions actually hold.

And we administer for how Fuerteventura really is: in many communities half the letterboxes belong to owners who live abroad. So the administration works by email and in more than one language, the accounts can be inspected by anyone entitled to, and when an unpaid debt or a dispute turns legal, the law firm is not a referral — it is the office next door.

The standard

What a well-administered community looks like

Six things every owner has a right to expect — and the measure we invite you to hold us to.

01Accounts owners can seeA clear yearly budget, transparent statements, and a straight answer when anyone asks where a euro went.
02Fees that arriveCollected on time — and when they stop arriving, an escalating process that ends, if it must, in court. Paying neighbours should never subsidise the rest.
03Maintenance that is plannedSuppliers compared, works scheduled, emergencies handled — a building that is maintained, not repeatedly rescued.
04Meetings that decideCalled correctly, run in order, minuted so resolutions hold — and understood by owners in more than one language.
05Conflicts caught earlyNeighbour frictions and supplier failures addressed while they are still conversations, not factions.
06The law keptQuorums, majorities, funds and duties under the horizontal-property law — kept for you, without anyone having to memorise it.

The route

Changing administrator, step by step

STEP 01

The mandate

The community votes the change at a meeting — we help prepare the point so it is proposed and passed correctly.

STEP 02

The handover

Documentation, funds and contracts collected from the outgoing administrator — chasing included.

STEP 03

The reset

Accounts rebuilt and published, contracts reviewed, arrears mapped, the community's calendar set.

STEP 04

The routine

Fees, maintenance, meetings, answers. Quiet — in the good sense of the word.

Community Administration questions

Before you ask

How do we change our administrator?

With a majority at a general meeting — ordinary or extraordinary. We help you table the point correctly, and from the moment it passes, the handover is our work, not yours.

Some neighbours never pay. What can actually be done?

More than most communities do: a structured reminder process, meeting resolutions that certify the debt, and — with the law firm in this same office — the court claim that recovers it with interest and costs. Debt chased early is debt that gets paid.

I live abroad. How will I know what is happening?

By email, in your language where we can: calls to meetings, minutes, accounts and answers — with proxy voting arranged when you cannot attend. Distance should cost you convenience, not information.

What does administration cost?

A monthly fee per unit, sized to the community and the services it really uses — quoted plainly after we see the size, the facilities and the state of the accounts. No community is quoted blind.

Can you organise an extraordinary meeting quickly?

Yes — the horizontal-property law sets the notice rules, and urgency is precisely when calling it correctly matters most, so the decisions taken survive scrutiny.

Your community deserves better than "that's how it's always been".

Tell us the size of the community and what is not working — we tell you how we would run it and what it costs, within one business day.
