The method is old-fashioned and it works: everything gets checked before you sign. Title, charges, planning status, community debts — then an arras contract written so the deal cannot break against you, and a completion day where nothing is read for the first time. The check costs a fraction of the property; skipping it can cost the property.

Before you ask
What should be checked before buying a property?
Title, charges, planning status, community and IBI debts, and the seller's standing — all before any money moves. The registry note is the start; the planning file at the town hall and the community certificates are where surprises actually live.
Can I buy without being a Spanish resident?
Yes. You need an NIE and a way to pay — residency is not required. We obtain the NIE, coordinate with your bank or ours, and can complete by power of attorney if you cannot travel for the signing.
What is an arras contract?
The deposit agreement that locks the deal before the deed. Its wording decides who keeps what if either side walks away — which is exactly why it should be drafted for your case, not copied from the internet.
Which taxes and costs does a purchase carry here?
A resale pays transfer tax (ITP) at Canary rates; a new build pays IGIC plus stamp duty — both gentler than their mainland cousins. Add notary, registry and our fee, and we hand you the exact completion number before you commit.
A tenant will not pay, or will not leave. What are my options?
The eviction procedure is formal but effective when every notice and deadline is done correctly — and slow when it is not. We run it end to end, including the claim for what is owed.
