For buyers, we verify before you commit: title, charges, planning, community and tax debts, a sanity-check on the price — then the arras, the notary and the registration, with every cost known in advance. For sellers, we prepare before you list: certificates gathered, contract terms set on your side, and the tax picture — plusvalía, capital gains, the non-resident retention — understood before completion day, not discovered at it.
For investors, we read the numbers the brochure leaves out: realistic yield, the legal status of the asset and the rules around holiday rental, checked against what is actually permitted today. The property lawyers and the tax desk work the same file from the same office — one operation, no gaps.

Buying and selling are different jobs
The buyer's job is to verify before committing: the money moves once, and whatever was not checked travels with the deed. The seller's job is to prepare before listing: a property with its papers complete sells faster, negotiates less and never loses a buyer to a missing certificate.
And selling from abroad has rules of its own — the buyer withholds part of the price on account of your taxes, and the plusvalía clock runs whether anyone mentioned it or not. We put those numbers on the table before you price the property, so completion day holds no envelopes.

Before you ask
Do you replace the estate agent?
No — the agent finds and markets; we verify and protect. The agent is paid when the deal closes; we are paid to make sure it should. Both roles matter, and they are not the same role.
What will buying really cost, on top of the price?
Transfer tax at Canary rates on a resale — IGIC and stamp duty on a new build — plus notary, registry and professional fees. We hand you the exact completion number for your specific purchase before you commit to anything.
I am selling from abroad. What should I know?
That the buyer will withhold part of the price on account of your Spanish taxes, that plusvalía is settled with the town hall, and that a power of attorney can spare you the trip. All three are manageable — all three go better known in advance.
Can you check a property before I even make an offer?
Yes — and it is the cheapest insurance in the whole operation. A pre-offer check catches the charge, the planning problem or the community debt while walking away still costs you nothing.
Could I rent it to holidaymakers?
It depends on the zone, the community's rules and the licensing regime — which is in motion in the Canaries. We check what is actually permitted for that specific property today, before you buy the plan, not after.
